What this site is

We are not a developer and not a seller. We run a catalogue: we collect for-sale and rental listings in Batumi, Makhinjauri, Green Cape, Gonio and Kvariati from public marketplaces in Adjara, normalise them and show them in a single list with shared filters.

The point is that a buyer should not have to visit five different sites, match duplicate listings for the same apartment by hand and work out the price per square metre in a calculator.

Where the listings come from

Every listing goes through the same processing before it is published:

• duplicate merging: the same apartment posted on several marketplaces becomes one entry;
• normalisation: type, size, floor, bedrooms, district and price are converted into one format and units are checked;
• price per square metre is calculated wherever both price and size are known;
• description cleanup: seller contact details and calls to bypass the site are stripped out;
• freshness check: a listing that disappears from its source moves to the archive and is marked as sold.

How to read a listing card

A card shows what matters: price in dollars, price per square metre, size, floor, district and distance to the sea. The location diagram is drawn inside the page from our own coordinates and shows where the property sits relative to the shoreline.

What you see is source data brought to a common format. We do not confirm ownership and do not perform legal due diligence on behalf of a seller: documents must be checked separately before a deal, and we will point out what to look at.

New developments by complex

Apartments in new buildings are gathered not only in the general list but also by residential complex: each complex has its own page with the developer, completion date, district and our listings inside it.

Complexes are grouped by district: the boulevard, the old town, Khimshiashvili, the airport area and the suburbs. You can choose by location rather than by building name.

How to reach us

The only contact channel is our Telegram bot. There are no phone numbers or postal addresses on the site, and that is a deliberate decision. In the bot you can send a link to a listing and get an answer about it, ask for a shortlist by budget and district, or ask how buying works. We reply in text, with no calls.
