Who runs this site

The site is run by a private individual based in the country of Georgia. There is no company behind the project, so there are no corporate registration details on this page, and we are not going to invent any. Questions about data go to the same Telegram bot as everything else.

The request forms

The consultation and callback forms send us:

• the name you entered (in the short phone-only form a service label is sent instead of a name);
• your phone number and, if you filled it in, an extra contact;
• your question, if you wrote one;
• the page language and the address of the page you sent it from, including the listing number when the form sits on a listing;
• your IP address: it arrives with the request, is stored next to it and drives the anti-spam rate limit on the form.

What happens to a request

The request reaches our server, is saved in our internal request journal and is delivered to our team's private Telegram work chat. We use it for one thing: to get back to you and answer.

We run no mailing lists, build no advertising profiles and use requests for nothing else.

Messages to our Telegram bot

If you write to the bot yourself, we see what Telegram shows us: your name, your public username if you have one, your language, the text of your messages and the listing you came from. The conversation lands in the same private work chat and in the request journal on our server.

Who else sees your data

We do not sell your data and do not hand it to ad networks, data brokers or other agencies.

One intermediary is unavoidable: both form requests and chat messages travel through the messenger, so their content passes through the infrastructure of Telegram FZ-LLC on its own terms. The second is our hosting provider, whose server physically holds the site, the request journal and the bot.

Cookies, analytics and outside connections

There is currently no web analytics counter on these pages: we set no cookies of our own, run no advertising pixels, and the chosen language lives in the page address rather than in a cookie. If analytics is added, we will say here which one it is and what it collects, and update the version date.

Fonts are served from our own domain, so your browser makes no requests to Google Fonts or any other third party for them:

• the location diagram on a listing page is drawn inside the page from our own data: it loads no map tiles and shows your IP address to no map service;
• Telegram is contacted only when you click a link or a button yourself;
• there are no videos, social widgets, support chats or ad frames on the pages at all.

Server logs and listing data

Our hosting keeps a standard technical request log (IP address, time, page address, browser user-agent). It exists to fend off attacks and to debug failures, and is not used for profiling.

Listing cards are built from public advertisements on property marketplaces. Seller contact details are stripped from descriptions and never published here.

How long we keep data

We keep requests and conversations while the enquiry is live and while it is reasonable to come back to it, but no longer than three years from the last contact. Server logs live much less and are rotated out.

Anything already delivered to the work chat is stored by Telegram under Telegram's own rules: we delete from our database and from the chat, but we cannot answer for another platform.

Your rights and changes

Write to our Telegram bot and we will tell you what data we hold, correct a mistake, or delete your request and conversation from the journal on our server. No formal legal application is needed, a message is enough.

The project operates under Georgian law and is not covered by the European regulation, but we honour such requests wherever you write from. If our data handling changes, we will update this page and its version date.

Contact and consent in the Telegram bot

When you open the bot from a listing, it offers two buttons: share your phone number, or ask our specialist to write to you on Telegram. Both are voluntary: you can simply ask your question in text and get an answer without pressing anything.

By pressing either button you agree that Batumi Real Estate may contact you about your enquiry. We record the version of the consent text and the time of the tap, so it can be checked what exactly you agreed to. We run no «new listings» broadcasts: that would need separate consent, and we would ask for it separately.

You can withdraw consent at any moment: write «stop» to the bot or send the /stop command. The bot confirms immediately, automated messages end and the number is deleted. We do not stop replying to you: what is forbidden is automation, not conversation.

A phone number without a completed deal is kept for no longer than 24 months from the last contact and is then deleted. If you believe we handled your data improperly, you may contact the Georgian supervisory authority: the Personal Data Protection Service, personaldata.ge.
